Reinstatement report

This service is mainly aimed at Landlords and Tenants to determine the scope and cost of
reinstating previously occupied premises.

The detailed report includes:

  • As-built plans for the premises when available or as part of the service level agreement
  • A written report that will set out the scope of work
  • Pictures of the interior, shop fronts and signage
  • Detailed cost breakdown to cover the full scope of reinstatement
  • Cost allocation
  • Project plan and timeline

The scope of the report will cover:

  • Complete shell including roof and ceilings
  • Electrical
  • Plumbing
  • Sewerage
  • Air-conditioning and plant
  • Health and safety
  • Fire
  • COC's
  • Occupational Certification

Once accepted BICS can provide the client with a turn-key project management service.

Building Inspection


(Fitness report)

A building survey or inspection is conducted with the aim to present the Client with a detailed report on the “fitness” of any building. On completion, should the Client require a full spectrum service, he/she will receive a file that contains the following:

  • Building plans
  • Title deed
  • Documentation pertaining to servitudes and building lines
  • Zoning certificate
  • Municipal Account
  • Maintenance contracts
  • All contractor warranties or guarantees that might still be of effect
  • Occupation certificates for building and individual tenants
  • COC's
  • Building Fitness report
  • Cost breakdown with regards to maintenance, upgrade or reinstatement

The following will fall into the scope of the fitness report:

  • All structural internal and external
  • Roofs, gutters and waterproofing
  • Floor finishes
  • Doors and shop fronts
  • Internal finishes including ceilings
  • Electrical installation
  • Air-conditioning and other plant
  • Signage
  • Fire Audit
  • Health and safety audit
  • Elevators and escalators
  • Plumbing and sewerage
  • Parking ratio's in terms of town planning scheme
  • Site inspection to include access to and from development, surface covering and landscaping
  • Security assessment

This report with supporting documentation is an invaluable tool to a prospective Purchaser of a Property, Financial Institution or Insurance Companies to help determine risk and a very effective tool in negotiating a Financial Agreement.

The report is equally valuable as a marketing tool to a Seller or any Landlord that adheres to sound corporate governance principals.

Snagging

Developers, Project Managers, Architects and construction companies will all testify to the fact that snagging is the worst part of any property development project. It is also at this very last hurdle that already strained relationships goes bad.

There are numerous contributing factors but the most important is the fact that the Contractor needs to move his top people to a new site where his expertise is required and to get a Sub-contractor back on site to effect work that due to economies of scale are not financially viable.

BICS can provide a project management service to the Developer or the main Contractor to assist with all snagging related issues.

Interior Design and Layout

A service that can be provided on existing premises in obtaining an occupational certificate or a comprehensive design service for t he fit out of new premises
