Why BICS?
In terms of the National Building Regulation and Building Standards Act, Act 103 of 1977, it is compulsory for all premises, whether office or retail premises, to have a valid occupation certificate.
In addition, it is important to note that it is the individual tenant’s responsibility for ensuring that they comply with the act. Confusion often exists because tenants are under the misguided impression that the overall building’s building certificate covers the individual premises. This is not the case. Each premises is legally bound to obtain an occupancy certificate. Municipalities are custodians of this law and are obliged to enforce it, which is the case.
BICS is a company that provides specialist services in ensuring compliance with the act in addition to offering a bouquet of specialized property related services. These services include, but are not limited to, the compilation of a comprehensive building information pack, interior layout and design services, fixed property fitness inspection / Surveys (risk quantification), project management, a premises reinstatement service and general snagging.
